Green light for work to start on sites in Epping

Planning permission has now been granted following the planning committee decision last October for work to start on five key development sites in Epping Town Centre.

Qualis Commercial will be delivering 269 new homes, including 67 affordable homes across three residential sites with commercial units and a new multi-storey car park at Cottis Lane. In addition, Epping Forest District Council with its contractor Places Leisure will deliver a new state of the art leisure centre.

The residential schemes have been designed to ensure they are sustainable and sympathetic to the environment, with enhanced green spaces and extensive landscaping, with additional tree planting including fruit trees and 100% electric vehicle charging spaces.

Qualis will make Section 106 contributions to local infrastructure projects of over £3 million which includes healthcare and education, enhancements to green spaces and other community wide benefits.

Simon Rutter, Managing Director of Qualis Commercial said, “The conclusion of our legal agreements with Epping Forest District Council Planning Officers means we now have the go ahead to start work on these really exciting developments.  They will bring financial and community benefits not only to our new residents but to the wider Epping community.”

Councillor John Philip, Epping Forest District Council Portfolio Holder responsible for Qualis said, “We are really beginning to see the benefits of Qualis. Only last week, Qualis and the Council were able to provide £50,000 towards the Lower Swaines playground project thanks to the section 106 money linked to these developments.

“As the Conder Building and our other projects move from the drawing board to real development, we will start to see the bigger returns on investment such as the construction of our brand-new Leisure Centre for Epping.”

Initial site investigation works have been taking place on the five sites and strip out works are almost complete in advance of demolition on the Conder site this April. The sites will be phased to deliver a comprehensive plan for the town centre that will complement and enhance the existing High Street and see a vibrant cohesive community develop.
