Our 2024/25 performance

By investing, building, maintaining and renewing the places we work, live and play, we’re adding long-term value across the Epping Forest District.  

We’re proud to report on our progress over the last 12 months*, as we continue to meet – and often exceed – our targets in housing, grounds maintenance, asset management and development.  

Getting housing right, the first time

We’re committed to ensuring housing repairs and maintenance jobs are handled efficiently, with a focus on completing work during the first visit. With a portfolio of 6,500 homes, we’ve achieved: 

  • 25,666 repairs completed  
  • 94% customer satisfaction for repairs (target: 93%) 
  • 94% customer satisfaction for maintenance jobs (target: 95%) 
  • 84% jobs completed on the first visit (target 85%) 
  • 100% of the 177 complaints resolved within target 
  • 9-day average resolution of stage 1 complaints (17 days in April 24) 
  • 91% of appointments made were kept (target: 90%) 
  • 95% of void properties turned around within target (target: 90%) 

Maintaining shared spaces for all

We know how important well-maintained green spaces are for our communities. Our dedicated grounds maintenance teams have helped us achieve: 

  • 71% satisfaction – grounds maintenance (target 71%) 

Enabling the council to make the best use of its land and assets

We’re delivering new commercial opportunities and high-quality asset management services to the council, providing more jobs and boosting the local economy: 

  • £11.1m rental income (from £9.8m in 2023/24)  
  • 97% occupancy  
  • 4 industrial units delivered at Waltham Connect 
  • 8 further units to be delivered within the Brooker Road Industrial Estate  

Providing a return to the council

We’re providing a return to the council to support council services and help keep council tax as low as possible: 

  • £2m loan margin per year returned to the council  
  • £11m in total returned to date  

Delivering a diverse mix of housing

We’re working to deliver a sustainable mix of high-quality housing so that more people have a place to call home: 

  • 10 homes delivered at Gardenia Court 
  • 45 homes under construction at Springwood Grove 
  • 28 affordable homes under construction at Roundhills  

Giving back through our Community Benefit Fund

And we’re returning value back to the community; investing in and supporting community initiatives, groups and charities through our Community Benefit Fund: 

  • 30 projects supported across the district** 
  • £90.5k committed 
  • 6 corporate volunteer days 
  • 218 hours volunteering hours
