Modern, convenient, safe car parking in Epping

The new Cottis Yard car park opened in Epping in November 2023 giving residents and visitors alike a modern, convenient and safe place to park.

Cottis Yard car park replaces that of the old site on Bakers Lane and offers 330 parking spaces and convenient town-centre location – plus a number of added benefits, including undercover parking, the option to pay by app or at one of the conveniently located pay facilities and 17 electric vehicle charging bays. To give users who wish to leave their car parked overnight or for an extended period of time, our 24/7 regular on site security patrols, live monitored CCTV and lighting provide extra peace of mind.

This project marks a significant step towards the future development of Epping town centre, paving the way for work to begin on Epping Forest District Council’s eagerly awaited brand new leisure centre and swimming pool on Bakers Lane. The completion also signals the go-ahead for the second phase of development to begin at Cottis Lane which will include retail and leisure commercial opportunities to deliver even more benefit to Epping.

Until work begins on this second phase, we’ve created an area next to the car park for the local community to meet, socialise and enjoy. Seating, table tennis and a children’s play area have been made available – come down and see what you think!

Here is everything you need to new about the new Cottis Yard car park.

The new car park at Cottis Yard opened to the public on 2 November 2023.

The car park has space for 330 vehicles, with a further six spaces for Blue Badge holders to follow at the new Epping Leisure Centre site, once the new leisure centre opens. This will ensure that there is no reduction in the amount of parking available in the town centre following the closure of the Bakers Lane and previous Cottis Lane car parks.

There will be no change to the current car park hourly charges, which will fall in line with the current Epping Forest District Council charges.

Car park charges will apply from 07:00 to 00:00. These hours are extended from the previous car park to enable us to offer enhanced safety features, including 24-hour lighting and CCTV. 

Parking is made on departure from the car park if paying at one of the payment machines located within the car park. You will need to enter your car number plate details when making payment. 

You can also pay on arrival through a number of parking apps, including MiPermit.

If you wish to pay using one of the mobile parking apps, payment must be made on arrival – when using the app for the first time, registration is required. Once registered, it is a straightforward process to add your planned length of stay and proceed to payment.

If you prefer to pay by card, at one of our contactless payment machines on site, payment should be made on departure – before leaving the car park please enter your vehicle registration using any of the machines located on the ground floor. Your charge will be automatically calculated based on the length of stay.

There will be no parking charge for blue badge holders, with allocated disabled bays available on the lower levels.

All blue badge holders are required to display their badge within the vehicle throughout their stay. Before leaving, to qualify for free parking, please scan your badge at any of the payment machines and enter your registration details.

The same charges apply for all motorcycle and vehicle parking. Payment should be made as detailed above.

Electric vehicle charging bays will be provided on the ground and first floor, these 17 bays will be powered by Pod Point.

To allow for taller vehicles, the ground floor has been designed with a clear access height of 2.4 metres.
